Cleaning, Restoration, Efflorescence Removal, Sealing and Polishing of Terracotta.

Terracotta, Quarry and Glazed Encaustic tiles are all highly porous tiles with a very open molecular structure. They are very susceptible to staining and dirt penetration unless correctly sealed and maintained from the beginning.

Since they are natural clay they have a very high mineral content. These minerals are drawn to the surface through the wet/dry process that occurs on the floor. The minerals are deposited on the surface and range from a powdery residue to a crystalline deposit. This is called efflorescence and heavily detracts from the natural beauty of your tiles.

This needs to be stripped back using highly specialised chemicals, the tiles re-finished where necessary and then, once fully dry, re-sealed. Once the sealer has cured the surface is further protected by either an oil or wax finish. These treatments will protect the tiles from staining and etching and will eliminate the white mineral deposits.

Like limestone, terracotta and quarry tiles will benefit from an annual maintenance programme to deep clean re-seal and wax the surface to keep the floor looking like new. DirectStone can work out a maintenance programme with you according to budget and required finish.

DirectStone Ltd’s 5 step Terrocotta Floor Restoration Programme:

  1. A full site inspection: to ascertain the damage/condition of the terracotta and determine which restoration technique is most suitable. A sample area can be restored, for a nominal fee, to show you exactly what can be achieved.
  2. Restoration: Using specialist cleaning processes and the correct cleaning methods the old surface of your terracotta floor will be brought back to its original lustre.
  3. Sealing: This protects the body of the terracotta from stain and dirt penetration. There are several different types of sealer, each developed for a specific purpose and type of stone; our masons are trained in their correct usage. This is followed by either an oil or wax treatment; either satin or gloss, to further protect the tiles
  4. Regular Cleaning: We will show you or your cleaning company exactly how to maintain the restored finish to your quarry tile floor and highlight which products should and should not be used.
  5. Periodic follow-up maintenance: The finish we achieve will eventually start to dull and wear away in higher traffic areas, even with the correct cleaning regime, as foot traffic, gritty dust and scratches impair the surface. A periodic follow up programme by DirectStone will mean an additional expense in the short term but it will prevent the need for a full floor restoration in the future. The frequency will depend on the traffic and the degree of finish you want maintaining.
